Booking a villa for a large group is not the same problem as booking one for two. It is a logistics problem wearing a holiday’s clothes. Somebody has to decide who sleeps where. Somebody has to work out whether the whole thing is extravagant or, once divided by sixteen, quietly sensible. And somebody — usually you — has to answer the question everyone is too polite to ask out loud: is this place going to let us have a good time, or are we going to spend three days being shushed?

One thing worth saying plainly, because it surprises people: we don’t charge more per person for being a bigger group. The per-head cost is broadly the same whichever of our houses you take. What changes with the larger properties isn’t the rate — it’s what you get for it. More rooms, more grounds, more pool, and enough space that fourteen people don’t feel like fourteen people.
For 16 Guests: Mango Beach House Awas
This is the flagship, and it’s the one large groups come for.
Eight ensuite bedrooms overlook the pool, set inside a lush coconut plantation. The look is deliberate — the property was designed to echo the villages of Southeast Asia, and the effect is less “big rented house” and more “small private resort that happens to be yours for the weekend.”
What matters for a group
- Eight ensuite bedrooms. Nobody queues for a bathroom. With sixteen adults, this is not a luxury; it’s the difference between a good morning and a bad one.
- A proper pool, not a plunge pool. Big enough for a group to actually be in it at the same time.
- A pickleball court. We put it in almost as an experiment, and it has become the thing groups talk about most. It is the rare amenity that gets forty-somethings out of the deck chairs and competing with each other before lunch.
- In-house multi-cuisine kitchen. Sixteen people, three meals a day, no restaurant bookings, no arguments about where to eat. Our kitchen handles it.
- Indoor games and high-speed internet, for the rainy afternoon and the person who couldn’t get out of a Monday call.
Flexible sizing
You don’t have to take all eight rooms. Awas can be booked as a four-bedroom (8 guests), a six-bedroom (12 guests) or the full eight (16 guests). If your headcount slips — and with big groups, it always does — you’re not paying for empty rooms.
For 10 Guests: Mango Baug Kihim
Five bedrooms, ten guests, a swimming pool, and a contemporary house that sits in its own landscape rather than on top of it. It’s a short walk to Kihim Beach — close enough that the morning swim is a decision you make in your dressing gown, not one that requires a car.
It suits a particular kind of group: two or three families travelling together, a milestone birthday, a reunion of people who last shared a house at university and are now alarmed to find they have children.
Nearby, for the restless: Kankeshwar Temple is about 5 km away — a proper climb, and worth it for the view. Alibaug Fort is around 12 km. And the Kihim Jewish cemetery, a quiet remnant of the Bene Israel community, is roughly 2 km from the gate. Most guests don’t know it’s there.
For 8 Guests: Mango Beach Wadi
Four bedrooms, eight guests, swimming pool. The sweet spot for two families or a group of couples — big enough to spread out, small enough to still eat at one table.

Which means a group of 18, or 24, or 28 isn’t a problem we turn away. It’s a problem we solve with a second house.

And for the very large groups: we have hosted a school picnic of around eighty people at Mango Beach House Awas. Day groups, offsites, extended-family weddings — talk to us. The answer is more often yes than you’d expect.
The Honest Bit: Are We a Party Villa?
No. And you should know that before you book, not after.
Here is our rule, in the plain words we use with everyone: no amplified music after 10 pm. Not softened, not negotiable, not something a generous tip will fix. We are a residence in a village, in a plantation, with neighbours and birds and other guests.
If your weekend requires a DJ and a speaker stack running till two in the morning, we are the wrong house, and we would genuinely rather tell you now than have the conversation at 11 pm on a Saturday.
What we are, instead
You can have sixteen people around a long table eating a Malvani dinner that took someone all afternoon to make. You can play pickleball until you’re embarrassed about how competitive you’ve become. You can swim at midnight. You can sit up talking until three, because talking is not amplified. You can do the thing that large groups almost never get to do, which is be in one house together, with nowhere else to be.
Most groups who come to us discover that this is what they actually wanted. Some don’t. We’d rather find out which you are before you’ve paid.
A few other things worth knowing up front
- Check-in 2:00 pm, check-out 11:00 am.
- Meals run to set times. Breakfast, lunch and dinner in defined windows, because sixteen people cannot be fed on demand.
- Damage to property is chargeable. Not a threat, just arithmetic. With big groups, things occasionally break.
- Pets: subject to the property and prior confirmation. Ask us; we’ll give you a straight answer for your dates.
- Extra housekeeping beyond the normal service is chargeable.
None of this is unusual. All of it is easier to read now than to discover on arrival.
Is a Villa Actually Worth It for a Big Group?
It looks like a large number until you divide it by sixteen.
So do that. Take the nightly rate, divide by the number of people sleeping in the house, and compare it honestly with what you’d otherwise be doing: booking eight hotel rooms.
Eight hotel rooms buys you eight rooms. Not a house. Not a pool you can all be in at once. Not a kitchen that cooks for your group, at your table, on your timings. Not a lawn. Not a pickleball court. Not one long table where all sixteen of you eat dinner together — which is, if you’re honest with yourself, the entire reason you organised this.
And the thing hotels genuinely cannot sell you at any price: privacy. Nobody else in the pool. Nobody else at breakfast. No stranger in the lift.
